¶ Before Easy Registry

Property registration needed multiple visits to Sub Registrar Offices, paid deed writers, separate bank payments, delays due to manual checks and objections raised to extract bribes.^[4]

¶ How it works

• Deed drafting: online by owner, or ₹500 at Sewa Kendras in all SROs, or doorstep service via helpline 1076^[5][6]
• 48-hour pre-scrutiny: documents checked online; objections can be raised only once, online, within 48 hours and are visible to the DC^[7][6:1]
• Single payment of all fees incl. stamp duty; 25 banks^[6:2][8]
• WhatsApp updates at every stage; only one visit to sign and collect documents^[6:3]
• Register anywhere: any sub-registrar office in the district^[5:1][8:1]
• FIFO appointment system; Digital Fard with QR code^[1:3][8:2]
• Bribe complaints directly on WhatsApp; officer accountability fixed^[7:1][6:4]

¶ Mohali pilot results

• 4,000+ applications in 15 days; average clearance 2 hours; under 10 minutes for pre-approved deeds^[9]
• ~266 registrations daily; 80% of ~5,000 applications cleared^[9:1]
• Most rejections due to missing documents (building plan, sewerage connection, NOCs)^[9:2]
